|Recommended: NoNice Property, but Management Practices Cause Difficulty — One East Delaware is in a great location, and has wonderful apartments. We especially love the bay windows and balcony. The roof deck is incredible, and the grill stations and landscaping are a huge hit every summer. However, the building is over-managed, and recent practices put in place by management make living here frustrating. Firstly, the Rise living app used to check visitors in does not work. It does not work on my friends' phones, and does not work to let people in the door. This is inconvenient and confusing, and it should be fixed. Secondly, it is a huge hassle that you cannot get packages delivered to the building. I did not ask for Fetch service, and I certainly do not want to pay for a service that provides a worse experience than I was having before. Fetch has lost our packages, delayed delivery, and caused other inconveniences that just do not happen at other buildings. Our experience with the service has been so poor that it will absolutely impact our decision to renew our lease or not. If the building cannot accommodate packages, then Fetch should be provided to residents free of charge. If the building wants to charge for Fetch, then residents should have the option to opt-in to the service, and the building should waive the fee when the service is faulty. Overall I enjoy living here and love my apartment, but the management practices have been hugely annoying and have greatly impacted my impression of living here.

|Recommended: YesGreat, livable apartments in a prime location — The building is managed really well. Great maintenance team that fixes anything within 24 hours. Walls are thick and I have never heard a neighbor. Amenity space outside is a great bonus.
